  • Establish a structured change management process to handle design revisions efficiently.
  • Assist the client in the tendering process, including bid evaluations and contract negotiations.
  • Prepare contract agreements for selected vendors upon client approval.
  • Develop a detailed project schedule and secure stakeholder approvals.

Construction Phase

Project Planning & Monitoring

  • Finalize and document contracts post contractor selection.
  • Coordinate between architects, structural engineers, and MEP consultants for seamless execution.
  • Develop construction schedules and track progress against defined milestones.
  • Conduct regular site inspections to ensure quality compliance and adherence to timelines.
  • Maintain detailed records, including daily logs, contractor work plans, manpower reports, and material usage reports.
  • Forecast material requirements and submit procurement requests biweekly.
  • Generate and circulate weekly progress reports to stakeholders.
  • Define contractor and vendor performance benchmarks, ensuring strict quality control adherence.

Construction Phase

Construction Management


  • Oversee construction quality and compliance with contractual specifications.

  • Monitor material deliveries, review shop drawings, mock-ups, and sample approvals.

  • Analyze architectural, structural, and MEP drawings, providing improvement recommendations.

  • Ensure seamless integration of electrical, HVAC, plumbing, and fire-fighting systems with interior works.

  • Verify proper usage of machinery, tools, and equipment.

  • Implement waste reduction strategies for contractors and vendors.

  • Enforce procurement of pre-approved material brands as per contract specifications.
  • Implement rigorous quality control programs to meet construction standards.
  • Develop and execute testing procedures before final acceptance.

Change Management & Cost Control

  • Certify work completion, validate itemized bills, and approve contractor/vendor invoices based on BOQs.
  • Assess and approve additional work claims submitted by contractors/vendors.
  • Verify material reconciliation statements and track monthly expenses.
  • Ensure budget adherence and monitor costs against approved financial plans.
  • Implement material waste control measures and oversee disposal processes.
  • Cross-check received materials against purchase orders for quality and quantity compliance.

Project Completion & Handover

Finalization & Handover

  • Confirm project completion and create a detailed punch list of pending tasks.
  • Coordinate with contractors to ensure final work completion per specifications.
  • Assist architects in final inspections and issuance of project sign-off documents.
  • Support clients in financial closure and settlement of final accounts with contractors and suppliers.
  • Ensure submission of “As-Built” drawings and project documentation by contractors/consultants.
  • Issue official completion certificates to contractors post-verification.
  • Facilitate seamless project handover as per agreed terms and conditions.
